Position Title: Manager / Senior Manager – Planning (Civil)

Reports To: Project Director / Head – Planning & Project Controls


Role Overview

The Manager / Senior Manager – Planning (Civil) will be responsible for end-to-end planning, scheduling, monitoring, and project controls for large-scale commercial and high-rise building projects executed under the EPC model. The role ensures timely project delivery through robust planning systems, progress tracking, risk mitigation, and coordination with multidisciplinary teams, in line with Tata Projects’ planning governance and execution excellence.


Key Responsibilities

1. Project Planning & Scheduling

Develop and manage detailed civil construction schedules for commercial buildings and high-rise structures.
Prepare L3 / L4 schedules using Primavera P6 / MS Project covering excavation, substructure, superstructure, finishing, and handover stages.
Establish Work Breakdown Structures (WBS), construction sequences, milestones, and logic networks aligned with project strategy.

2. Progress Monitoring & Control

Monitor daily, weekly, and monthly progress of civil works at site.
Prepare progress reports, Scurves, look-ahead plans, dashboards, and MIS for senior management and clients.
Conduct variance analysis (planned vs actual) and define recovery plans for delays.

3. EPC Interface & Coordination

Coordinate with Engineering, Procurement, Construction, QA/QC, Safety, Contracts, and Billing teams to ensure schedule alignment.
Track engineering deliverables, long-lead procurements, and subcontractor activities critical to civil execution.
Support Project Directors during progress review meetings with clients, PMCs, and consultants.

4. Risk Management & Recovery Planning

Identify schedule risks related to manpower, material availability, design changes, approvals, and site constraints.
Develop mitigation strategies and recovery schedules for critical path activities.
Perform delay analysis and support preparation of time impact assessments (TIA) where required.

5. Contractual & Commercial Support

Provide planning inputs for EOT claims, variations, and delay substantiation in coordination with Contracts & Commercial teams.
Maintain detailed planning records, narratives, and documentation in line with EPC contract requirements.

6. Resource & Productivity Management

Support manpower and equipment planning for civil works across multiple fronts.
Analyze productivity norms, track deviations, and recommend optimization measures.
Assist in preparation of cash flow forecasts linked with construction progress.

7. Governance, Systems & Team Leadership

Ensure adherence to Tata Projects’ planning processes, templates, and reporting standards.
Guide and mentor planning engineers and junior planners at project sites.
Support standardization and continuous improvement of planning practices.

Qualifications & Experience

Educational Qualification

Bachelor’s Degree in Civil Engineering (Mandatory)
Postgraduate qualification in Construction / Project Management (Preferred)

Experience Requirements

10–15 years of experience in planning and scheduling within EPC construction organizations.
Strong exposure to commercial buildings, high-rise residential towers, IT parks, mixed-use developments, or similar projects.
Prior experience working with Tier1 EPC companies is highly preferred.

Technical & Functional Skills

Proficiency in Primavera P6 and MS Project
Strong knowledge of civil construction sequencing and methodologies
Experience in earned value analysis (EVM), progress measurement, and reporting
Advanced MS Excel skills and exposure to ERP systems
Understanding of delay analysis and recovery planning techniques
